The Hotel has dropped down in terms of the Quality of room Service and accessories available in the room. The size of the room is Big but apart from the Soap there was nothing else available. The rooms also need renovation. The food sucks and Service is horrible. But the Chef is kind enough and very good in handling issues.

Location is very good, several eateries and shops nearby. Rooms are very spacious and well designed. Cafe is also good. Parking is congested and roadside but manageable. Some staff is unprofessional. Cleanliness can be improved. Bathroom slippers, milk powder, coffee, tea bags etc not provided even on request. Only premixed masala tea available. Overall experience and value for money - below average.

Property not maintained at all. All fungus in barhroom. Doors banging. Early morning noise of plates breaking in the veranda. Dirty plates lying near the lift. Filthy smell all over. Needs improvements a lot. Dining area is fine, but breakfast can be improved.

Location is very nice. But not worth price. Rooms are big but not maintained well. Simple taps not working properly. Bedsheets not up to the mark for the price we paid. If management plans to maintain the place will be great place to stay. As their K talk section is good to spend some good time. My suggestion try and maintain this beautiful place.

It’s was located infront of hotel sayaji . Room are nice and spacious.cost of in the range 3000-4000 with lavish washroom it. Tariff include morning breakfast having multiple option of masala omelette ,South Indian dishes and fruits . They have roof top restaurant having awesome view at night.

polite n helpful staff, good breakfast. Rooms clean, only need some maintenance eg the bathroom door thudded tooooo loudly inspite of having autoclose equipment. Stayed only for a night while passing thru, so didnt explore whole premises/services. The lady at the reception Neha, was very clear n polite in her communication.

Worst maintained rooms. At this price you would get torn blankets and pillows. AC's don't work. I would not recommend this hotel to anyone even at free of cost.
Actual price per night here should be Rs 400 to 500 as per the service and rooms.

The problem with hotels in Kolhapur is that most of the hotels have 12 Noon as check-in time, whereas you reach Kolhapur at 7am if you go by train or bus.
Mr. D'Souza was so kind enough to give us an early check-in at 7:30am - this is what made me choose K-tree. Also, the tariff is reasonable.
Pros
* Great people. The staff is very cordial, attentive and always helpful. * The location is good with Mumbai bus-stop is at a walking distance from teh hotel, even with your bags. * Since, it is in the lane, it is very quite at night. * Food is very tasty
Cons : * The hotel has no premises at all. * The delux and super delux rooms are on teh back-side of the hotel. NO VIEW - in fact some of the rooms have the view of school toilets [the hotel is located next to a school]. Also, the room that we stayed in had the view of a slum-type area. * The rooms need to be renovated. They look old, esp the bathrooms
