2. Good park area. Kids can find good company here. And greenery is really good giving a pleasant feeling.
3. Security is good.
Cons:
1. Sunlight is poor inside flats. If your flat has windows towards open side, then only you can get proper sunlight. Flats having windows facing other blocks are like caves. Highly negative for health of the family. Have to use artificial lights in each room/hall from morning to night.
2. No covered parking for 2 BHK and 2.5 BHK. Car has to be in full sun from morning to evening. Even open parking is haphazard due to ongoing construction. You can’t be sure who will park in your parking slot when you come back.
3. C block with 13 floors has so many flats occupied and this block has non functional firefighting system. Violation of building approval.
4. No provision for split AC in rooms. Possible through small modification. But they insist on tenant to pay Rs 3.5k for that modification. Too cheap from builder. They are continuing to construct incomplete flats with same age old design. Talk about flexibility and agility.
5. Phone Signals are too low in rooms. You can get better signals only and only if you have WiFi coverage in all the rooms and you enable WiFi calling in your phone. For that Cat6 cable has to run internally from hall to last room. This also has to be paid by tenant separately. Even in new flats, this basic provision is not being taken care.
6. Balcony is useless. No more than a store room.
7. C Block got second lift operational a month back. Earlier there was only one lift which was mostly occupied by construction staff. Sometimes waiting time used to be more than 5 minutes.
Overall, I am feeling like living in a dungeon. Lack of natural light inside house is affecting family’s health adversely. It is also mentally depressing, when you can’t see anything but other walls from all the corners of your house.
Update: Finally vacated the house after a year and shifted somewhere else. Feels liberating. Myself had to be admitted to hospital for the first time in life. Wife also had a major issue, which was the final deciding factor in us moving out of this flat.
P.S. - Owner of C603 is highly rude and unreasonable. He did not pay for the modification required in his own house for fitting split AC in bedroom. He wants his house to be in same exact condition as earlier after a tenant vacates. Plaster came out due to dampness in walls, which everyone knows happens due to faulty concealed pipeline work. Owner blames tenant for that and takes money for replastering.
Whoever comes here, please note all such minutes details in rent contract and then only give advance money to the owner. Always include that money cannot be deducted by the owner for natural wear and tear of assets. Otherwise owner will harass you and keep undue money from the advance amount.
