Phenomenal clubhouse. They have everything in place right from playing areas to fancy cafes and theaters. The society is conjusted, lobbies are narrow, lifts are small and few of the houses have a very weird layout.

Property is 5 star and for Lodha 3 stars
This is Lodha's most premium project in Thane. Everything from buildings to amenities in excellent condition and developed very premium. There are no 1bhk flats here so not much crowd and building are only 8 floor high. This is low density project so you will get lots of space and less crow compare to other high rise towers. In 11acres only 4 low rise building. Maintenance is costly but its expected considering the amenities we get, from 4 swimming pools, central parks, movie theater, banquet halls for celebrations, cafe, gym, biggest tennis/basket ball court, children parks, temple, Amphitheatre, indoor games area, mobile app for society and other issues and this list is not even half there are many more amenities. My experience of buying house here was amazing, sales team is great, maintenance team(HPM) is great, flat possession was great although I found some defects which most of them are already resolved and few in progress.

Cons/issues - Lodha wont let you access to flat 1 prior to possession and not even let you take pictures, dimensions which is extremely frustrating because we cannot plan anything, we wasted 1 month because of this. Also Lender NOC takes at least 21 working days i.e. 1month so even if you paid all your down payment until the ROC/Lender NOC will take month to come and till that time your bank will not disburse amount and bank takes weeks time to disburse amount to builder.

Overall - I had great experience with sales and other teams only let down is builders rules.

Beware about quality in all projects of Lodha .Same is in Lodha sterling .Check washroom ceilings will be of ply and knock the internal walls ,you will hear that internal fittings are covered with poor quality pop and after few years it will endanger your interior decoration.

This is based on my personal experience and visit .I have shown it to sales manager as well and he was also surprised .

Nala adjacent to project. Price 1.92 cr + omg you are not at pedder road reseller will never get back this price guarantee. Just opposite of sterling in Amara u can get 3bhk at 30 lac less price with football ground cricket peach and many swimming pool.

One of worst society I have ever lived. Sales people here are arrogant and so are people staying here. If you are looking for good family friendly place to stay. Do not waste your money here.

I have visited to buy 3 bhk but after seen 968 area 3 bhk I really don't like because of layout of flat and for me it's 2.5 bhk flat which is selling as 3 bhk with such a very very higher price in kolshet area. This small bedroom has not provided any windows and ventilation.
I really waste my time with this site visit ,overall experience was very bad.

A Premium housing society. All the amenities are available for the society life...such as cafeteria, function hall, cinema theatre, gym, swimming pools, indoor games halls, such as badminton and small indoor games. Very well maintained executive premises. Security staff and maintenance staff behaves very nice and supporting. Two and three bhk flats are available here.
